The 305 is a good enough filter for a regular community tank, just ensure you keep the maintenance up on it, clean impellor, lubricate seals etc and it should be fine, the only problem I found with mine was priming it, but Im not a patient person, so it annoyed me having to pump the thing continuously to get it going each time it needed cleaning. Otherwise it worked fine.

Lubricate with what? Does it come with the appropriate stuff?

Vaseline is a good lubricant and no it doesnt come with it, but all the pipework, impellor, media, everything to get the filter going comes with it, you just need to keep up general/easy maintenance on it
