Have you been "hoovering" or vacuming the substrate?
Do you have any other tanks?
Do you know anyone with mature tanks?
How severe is your fin rot? I.e. Minor, moderate, major….
I would try using the recommended dose of a “bacteria boosting” product, but I do suspect their benefit is minimal.
How deep and coarse is your substrate?
I would start doing 15% water changes 1 -2 times a day if amm, ni, na are high. But start with a big change, I would take out about 70% of the water, but dont add back all of the water at once, add back about half of what you take out, then add the other half 4-10 hours later and best if you add it back a bit at a time if possible. This is to avoid changing too much water at once.
Make sure you have a dechlorinator that neutralizes ammonia too, this is due to ammonia created when you dechlorinate water. I like "Prime", seems to me like this would be very important if doing large water changes.
